What decking demand looks like in Charlotte

Build season
~10 months

Mild winters mean Charlotte crews work most of the year, with only brief cold-and-wet pauses in January and February.

Peak inquiry window
Feb – May

Homeowners start planning as soon as the weather breaks. The spring schedule is won by contractors advertising in late winter.

Dominant material
PT pine

Pressure-treated southern yellow pine still leads on price, with composite taking share fast on replacement jobs.

Why Charlotte is a strong decking market

Charlotte has two things a deck builder wants: a long build season and a very large stock of ageing decks.

The metro's rapid growth through the 1990s and 2000s filled the suburbs with builder-grade pressure-treated decks. Those decks are now well past their comfortable life, and Piedmont humidity has not been kind to them. Rot at the ledger, cupped boards, soft joists and failing railings are routine — which means Charlotte has an unusually deep replacement market alongside new builds.

Replacement work is good work. The homeowner already knows they want a deck, already has a footprint, and is usually receptive to upgrading from pressure-treated to composite because they've just spent fifteen years staining the last one.

The timing problem in Charlotte

Because winters are mild, Charlotte crews can work nearly year-round. But homeowner demand is nothing like year-round — it spikes hard from late February as soon as there's a warm weekend.

That creates a predictable trap. Contractors switch their marketing on in April, by which point every other builder in Mecklenburg County is bidding for the same attention and the homeowners who planned ahead have already signed with someone else.

The contractors who stay booked through summer are the ones generating inquiries in January and February, when competition for attention is thinnest and homeowners are looking at a grey backyard thinking about spring. We cover the general principle in our marketing budget guide, but in Charlotte specifically the late-winter window is the whole ballgame.

What Charlotte homeowners are actually buying

  • Composite replacements. Humidity, pollen and mildew make low-maintenance decking an easy sell here — the pitch writes itself when the homeowner is standing on a deck they hate power-washing.
  • Screened porches and three-season rooms. Mosquitoes are a genuine driver in the Carolinas. Screened structures command a significant premium over an open deck of the same footprint.
  • Multi-level builds on sloped lots. Plenty of Charlotte-area subdivisions sit on grade changes, which pushes job values up.
  • Outdoor living packages. Deck plus pergola plus built-in seating, aimed at the Ballantyne and Waxhaw end of the market.

How we run a Charlotte campaign

The mechanics are the same everywhere; what changes is the targeting, the creative and the seasonal shape.

  1. Your work, not stock photos. We build the ads around photographs of decks you've actually built on houses that look like Charlotte houses.
  2. A tight radius around the areas you genuinely want to drive to — there's no point paying to reach someone in Hickory if you won't take the job.
  3. A landing page that qualifies on size, material and timeframe before it ever reaches your phone.
  4. Self-scheduling so the homeowner picks their own estimate slot. This is why our client campaigns average around a 78% show rate.
  5. Automated follow-up that runs while you're on a job site, because a lead that waits four hours for a callback is worth a fraction of one contacted in five minutes.

Campaigns are typically live within about 48 hours of kickoff.

One Charlotte contractor, not four

The reason we cap it at one deck builder per area is simple: the moment we take a second Charlotte client, we're selling the same homeowners to both of you and the value collapses. That's the shared-lead model we exist to be an alternative to — we've written about why it struggles in is Angi worth it for deck builders.

So Charlotte is either open or it isn't. Book a call and we'll tell you which within the first two minutes.

★★★★★

“First week we had 6 appointments booked. Showed 4, quoted all 4, won 2 jobs. Couldn't believe it was this straightforward.”
